Appraisal companies approved by the Bank of Spain

If you are going to submit an appraisal to a bank, the company you hire must be listed in the official Register of appraisal companies approved by the Bank of Spain. Below you will find the key details to bear in mind.

What is an approved appraisal company?

An appraisal company approved by the Bank of Spain is a company authorised by the Bank to carry out property appraisals and valuations that, among other purposes, can be used to secure mortgages.

These official appraisers appear in the Bank of Spain's Register of Appraisal Companies, which is updated regularly. Being on this official list means they meet the requirements of Royal Decree 775/1997 of 30 May on the legal regime for the approval of appraisal services and companies.

This is very important because it guarantees the independence, objectivity and professionalism of property valuations both for you, as a consumer, and for the bank.

If the appraisal is prepared by an appraisal company approved by the Bank of Spain, any bank must accept it. You can even take your appraisal from one bank to another, as banks are obliged to accept it under Law 1/2013 of 14 May.

Which appraisal companies are approved by the Bank of Spain?

When do you need an approved appraisal company?

• Applying for a mortgage. The bank requires an appraisal of the property as collateral.
• Transfer of properties. Sales, inheritances, donations or division of assets.
• Review of mortgage loans, refinancing or extension.
• Valuation of properties in court proceedings.
• Requesting the Fair Value.
• Value of the assets of real estate investment funds and pension funds.
• Compliance with Bank of Spain Circular 4/2017.
