A flat and a house require different checks
Flats in residential buildings
Areas such as Centro, Delicias or La Rondilla have homes with different layouts and conditions. To prepare the order, tell us the floor level, lift, renovations and annexes you need included.
Homes with communal services
If the property has parking, a storage room, gardens or other shared facilities, identify these elements and provide the available documents.
Houses and single-family homes
Besides the home, there may be a plot, porches, garages, outbuildings or extensions. Tell us which elements there are and whether they appear in the documents.
These criteria must be checked for each property, without attributing a single type to a whole neighbourhood.
Do the title deed, the Cadastre and the actual home match?
There may be differences between the floor areas or descriptions in the available documents.
A difference alone does not tell you which figure is correct or how it will affect the report. The appraiser must analyse the information and carry out the relevant checks.
Before the visit:
- 1Gather the Land Registry note and the cadastral reference.
- 2Provide plans, if you have them.
- 3Say whether a terrace has been enclosed, a room extended or a structure added.
- 4Explain whether any part of the property has a different use from the one in the documents.
The appraisal does not replace any procedures that may be needed to regularise a documentary or planning situation.
If the property has heritage protection, extensions or changes of use, mention it when requesting the appraisal and provide the documents you have. How they are treated depends on checking the property's specific situation.
If you are valuing an inherited home
Clarify what you need to resolve: knowing its current value, negotiating a sale or having a reference for dividing it among relatives.
If you need a valuation as at an earlier date, say so before ordering. A report on the current value should not be assumed to also meet a historical or tax need.
Tell us about several owners, a usufruct, occupants or pending documents.

Renovations and energy efficiency: information worth providing
A renovation can change the condition, installations or layout, but its cost is not automatically added to the property's value.
If you have information about new windows, insulation, heating or installations, provide it. Also provide the energy certificate when required or available.
Completed improvements will be distinguished from works that are still planned.

Service provided by Grupo Tasvalor, S.A., an appraisal company registered with the Bank of Spain under no. 4448.
Is your home protected housing (VPO)?
Mention it when ordering and, if you have it, provide the classification certificate. A protected home may have a maximum sale price that is worth knowing before you sell.
See the regulations in Castile and León
A second-hand protected home may still have restrictions
A home having already changed hands does not mean it is no longer protected. In Castile and León, the protection regime may cap the price in first and later sales.
Before ordering the appraisal, provide the classification and the available administrative information. The legal maximum price and the market value are different concepts that must be analysed according to the purpose of the report.
The general framework is Law 9/2010 of 30 August on the right to housing in Castile and León, developed through price orders that are updated periodically. That is why we do not publish amounts: check the ones in force for your home.
Official source: Junta de Castilla y León: regulations on protected housing (in Spanish)For mortgages, the report follows Order ECO/805/2003; for other purposes, we define the scope when you place the order.
