On-site visit
The appraisal always includes an on-site visit to the property. An appraiser contacts you to arrange the day and time, and inspects the property in person.

- A recent Land Registry note (if you don't have one, it can be requested separately)
- Cadastral reference or the latest property tax (IBI) receipt
- Contact details of the person who will provide access to the property

What does it involve?
A technical assessment with official value
Carried out by a specialist, a flat appraisal is a technical assessment whose purpose is to produce a legal, official report on the monetary value of the property.
- Location and demand in the area.
- Total size and layout of the home.
- Works, previous repairs or construction features.
- Nearby infrastructure and connectivity of the area.
Remember that, for mortgages to buy flats, Ministerial Order ECO 805/2003 sets the rules that the official appraisal of flats must follow. Choose an organisation that meets this standard and is approved by the Bank of Spain, as is the case of Tasvalor.
