On-site visit
The appraisal always includes an on-site visit to the property. An appraiser contacts you to arrange the day and time, and inspects the property in person.

- A recent Land Registry note (if you don't have one, it can be requested separately)
- Cadastral reference or the latest property tax (IBI) receipt
- Contact details of the person who will provide access to the property
- Permits or documents for extensions, if any

What is analysed when valuing your house
This study must be prepared by expert appraisers from a company certified by the Bank of Spain, and includes elements such as those listed below:
Location and neighbourhood
Features of the surroundings and the neighbourhood where the home is located.
Condition and materials
State of maintenance and quality of the materials used.
Plot size
Area of the plot on which the house stands.
Nearby services
Shops, transport, schools and facilities nearby.
Energy efficiency
Energy certification and insulation systems.
Legal and registry status
Cadastral and Land Registry check of the property.
Bear in mind too that, when a house is appraised as collateral for a mortgage loan, the appraisal must meet the requirements of Ministerial Order ECO 805/2003.
