What to check before appraising a home in Seville
Location matters, but the name of the neighbourhood does not explain a home's value on its own. Two nearby flats can differ significantly in floor level, light, condition, lift or documentary situation.
These are some aspects worth preparing before the visit:
| Feature | What is checked | What you can provide |
|---|---|---|
| Renovated home | Scope of the renovation and current condition | Information about the works and plans, if you have them |
| Patio or terrace | Features, access and link to the home | Title deed and available documents |
| Older building | Condition, accessibility and visible installations | Information about refurbishments carried out |
| Parking space or storage room | Identification and relationship with the property | The corresponding Land Registry and cadastral data |
| Floor area differences | Whether the documents match what is verified on site | Land Registry note, cadastral reference and available plans |
You do not need to resolve all of this before contacting us. If you notice a discrepancy, mention it when placing the order so we can tell you which documents to provide.
Historic centre, established neighbourhoods and newer homes
Homes in the Casco Antiguo and Triana
In older buildings, pay attention to the home's actual layout, the condition of the building, renovations and any distinctive elements such as patios or terraces. If there is any known protection or restriction, send us the documents.
If the property has heritage protection, extensions or changes of use, mention it when requesting the appraisal and provide the documents you have. How they are treated depends on checking the property's specific situation.
Flats in Nervión and Los Remedios
Floor level, lift, orientation, noise, condition and parking availability help tell apart homes in the same area. Comparisons must be made with sufficiently similar properties.
Homes in Sevilla Este and other residential developments
Where there are communal areas, a pool, a parking space or a storage room, it is important to identify which elements are part of the order and how they are documented.
These examples help you prepare for the appraisal. They do not mean that one area is always worth more than another, nor do they replace the analysis of each property.
Is the home inherited or does it have several owners?
State from the outset what you need the valuation for: knowing the market value, negotiating a division or dealing with a specific procedure.
If there are several owners, a usufruct, a lease or other circumstances, mention it when requesting the service. The scope of the report must match the purpose of the order.

Is your home still under protection?
If your home is subject to public protection, its sale may be conditioned by a maximum price and administrative requirements. Before valuing it as an unrestricted home, identify its classification file and check which regime still applies.
Provide the final classification certificate, if you have it, and any decision related to its protection. The appraisal report does not replace any authorisations or notifications that may be required by the Junta de Andalucía.
The Andalusian regulation in force is Law 5/2025 of 16 December on Housing in Andalusia, which includes transitional provisions. The conditions for each home depend on its file: there is no single rule for all protected homes.
