Purchase price and appraised value: what is the difference
The purchase price is the amount agreed by buyer and seller. The appraised value is the result of a technical analysis carried out for a specific purpose and date.
The appraisal is not about confirming the agreed price. It examines the home's features, its documents and the market references that are comparable.
If you need financing, it is worth understanding this difference before making financial commitments.
What sets apart two flats in the same area of Madrid
Comparing only the price per square metre can hide important differences.
- Floor and lift: access to the home and its position in the building are part of the analysis.
- Light and orientation: an outward-facing flat and an inward-facing one can offer different conditions, even at the same address.
- Condition of the building: the state of the communal elements also matters.
- Renovation: the condition observed is considered, without automatically equating the cost of the works with an increase in value.
- Parking space and storage room: they must be identified and expressly included when they are part of the order.
- Floor area and layout: the advertised square metres do not replace the appraiser's checks.
- Occupancy and rights: let us know if there is a lease, a usufruct or any other relevant circumstance.
Before ordering the appraisal for your mortgage
Check which home and which annexes you are buying. Gather the available documents and report any difference between the listing, the title deed and what you know about the property.
Arrange access with the seller or the agency. If you have a planned signing date, mention it when placing the order.
The appraisal does not guarantee that the mortgage will be granted: the bank carries out its own analysis of the transaction.

Madrid city and surrounding towns: give the exact location
A home in Madrid city and one in a surrounding town require references suited to each location. Geographical proximity is not enough to treat two markets as equivalent.
Provide the full address and say whether it is a flat, a penthouse, a single-family home or a property with several registered elements.
The availability and arrangement of the visit will be confirmed when the order is processed.
Illustrative example: flat with a parking space
Imagine you are buying a flat and a parking space advertised together. Before ordering the appraisal, check how each element is identified and tell us you need both included.
The appraiser must know the full scope of the order. Two elements being sold together does not mean they are documented as a single property.
Explanatory example; it does not correspond to a real Tasvalor case.

Is your home protected housing (VPO)?
Mention it when ordering and, if you have it, provide the classification certificate. A protected home may have a maximum sale price that is worth knowing before you sell.

VPO, VPP or unrestricted housing: check what you are buying
If the documents identify the home as VPO or VPP (protected housing), do not assume it can be sold at an unrestricted price. The duration of the protection and the applicable conditions depend on its regime.
To prepare the appraisal, provide the final classification certificate and any later decisions available. The Community of Madrid publishes the applicable maximum prices, but the ones corresponding to each home must be selected.
