Home appraisal in Vigo

Views, orientation or being close to the sea can influence how a home is perceived. To appraise it, its floor area, accessibility, condition and documents must also be checked. At Tasvalor you can place the order online. An appraiser visits the property and analyses references suited to its features and location.

Views and orientation: how they are considered without automatic percentages

Two nearby homes can have different views, light and privacy. Even within the same building, floor level and orientation can change how a home is lived in.

These features are analysed together with the rest of the property and the available references. There is no universal increase for any home advertised with sea views.

During the visit, what the home really offers is checked, beyond the listing's description.

Accessibility: check the whole route to the home

To describe access, consider the route from the street to the front door of the property.

  • Are there steps before reaching the lift?
  • Does the lift reach the home's floor?
  • How do you reach the parking space and storage room?
  • Are there changes in level inside the home?
  • Have accessibility works been carried out, or are they only planned?

This information is useful to prepare the work. The valuation is based on the specific conditions that are verified.

Homes in the Casco Vello

If the building has been refurbished or the home renovated, provide the information you have. Also tell us about any protection or restriction you know of.

If the property has heritage protection, extensions or changes of use, mention it when requesting the appraisal and provide the documents you have. How they are treated depends on checking the property's specific situation.

Flats in Coia and Navia

Identify the building's features, the floor level and the annexes included. Being in the same neighbourhood does not make all homes equivalent.

Properties near the coast

Besides location, the observed condition is reviewed. If there is a history of damp, repairs or work on façades and roofs, provide that information.

A defect must not be attributed to a home simply because it is near the sea.

An appraisal is not a defects inspection

During the visit, the checks needed for the valuation are carried out and the property's observable condition is taken into account.

If you need to diagnose the cause of damp, assess structural damage or price a repair, say so: it may require a specific technical job with a different scope.

Knowing this difference avoids expecting checks from the appraisal report that are not part of the service ordered.

Is your home protected housing (VPO)?

Mention it when ordering and, if you have it, provide the classification certificate. A protected home may have a maximum sale price that is worth knowing before you sell.

See the regulations in Galicia

Protected housing: maximum price and sale conditions

If the home is still under a protection regime, its sale may be subject to a maximum price and to the Administration's pre-emption rights. Check these conditions before closing the transaction.

Provide the classification file and the available decisions. The Galician Housing and Land Institute (IGVS) publishes information on the applicable regime and prices; an appraisal does not replace the administrative steps of the sale.

The conditions depend on each home's regime: the same one does not apply to all protected homes in Galicia.

For mortgages, the report follows Order ECO/805/2003; for other purposes, we define the scope when you place the order.
