What to check depending on the type of home
Flats in older buildings
For homes in the Casco Histórico or in established buildings in Delicias and other neighbourhoods, let us know about renovations, layout changes or relevant information on the building's condition.
Age alone does not determine the result. Current condition, accessibility and specific features are taken into account.
If the property has heritage protection, extensions or changes of use, mention it when requesting the appraisal and provide the documents you have. How they are treated depends on checking the property's specific situation.
Homes in buildings with a lift and communal services
Areas such as Actur or Universidad have buildings from different periods and layouts. The neighbourhood must not be used as a substitute for analysing the property.
Floor level, orientation, lift and the building's features help select comparable references.
Homes in developments such as Valdespartera and Arcosur
If the home has a parking space, storage room or communal facilities, prepare the documents that identify them. Also tell us if it is subject to any protection regime.
The names of these areas are used to illustrate examples, not to attribute the same features to all their homes.
Parking space, storage room and communal areas: what to identify
| Element | Useful information to prepare the order |
|---|---|
| Parking space | Number, location and documentary identification |
| Storage room | Location, access and link to the home |
| Terrace | Use, access and available documents |
| Communal areas | Existing facilities and services |
| Elements sold separately | Say which ones must be included in the valuation |
If you do not know how an element is documented, send us what you have. It is better to raise it before the visit than to find out later that part of the order is missing.
Lift and accessibility: why it pays to describe them well
It is not enough to say a building has a lift. Steps before reaching it, the features of the entrance and the home's floor level help describe its real conditions.
If a lift installation or accessibility works are planned, distinguish between what already exists and what is still a project.

Tell us what you need
Provide the location, the type of home, the elements you want included and the purpose of the report.
- 2
Prepare the documents
We will tell you which documents we need for the property and the order. As a starting point, have the Land Registry note and the cadastral reference ready.
- 3
Arrange the visit
An appraiser will arrange access to check the features of the home and of the annexes included.
- 4
Receive the report
Report delivered within 4 business days of the visit, provided we have all the necessary documents. If your home requires additional checks, we will tell you how they may affect the timeframe.
The quote is for the appraisal service. It is not an automatic estimate of your home's value.
Service provided by Grupo Tasvalor, S.A., an appraisal company registered with the Bank of Spain under no. 4448.
Is your home protected housing (VPO)?
Mention it when ordering and, if you have it, provide the classification certificate. A protected home may have a maximum sale price that is worth knowing before you sell.

How to prepare the appraisal of a protected home
Before comparing your home with unrestricted properties, check whether it is still under a protection regime. To do so, it is important to know its file and classification date, as well as any later decisions.
There may be conditions or restrictions relevant to the valuation and to the transaction. It must not be assumed that the regime has ended just because of the property's age, nor that all homes in Valdespartera or Arcosur have the same regime.
The Government of Aragon provides information on the duration of protection and a procedure to request the maximum sale price. Providing these documents helps define the order correctly.
Official source: Government of Aragon: protected housing, rental, sale and maximum price (in Spanish)For mortgages, the report follows Order ECO/805/2003; for other purposes, we define the scope when you place the order.
