Checks before buying a home

Short answer

Before buying, check the condition of the home and its installations, its registry status and any charges, and that the documents match reality.

Checks before buying a home

Buying a home is one of the most important moments in a person's life. That is why it is worth making a series of checks before buying a home.

For those who go to the bank to apply for a mortgage and a prior appraisal, these tips are even more useful to avoid unpleasant surprises.

Key points to look at before buying a home

  1. The general condition of the home. During the visit, check that the installations (electricity, water, heating, air conditioning…) work.
  2. Whether the physical identification of the property matches the Land Registry and the Cadastre. An appraisal company approved by the Bank of Spain can detect discrepancies in floor area, occupancy or other aspects.
  3. Occupancy status. Check whether it is rented, occupied by a usufructuary or under another arrangement.
  4. Ownership. Check that the seller is the owner and has full capacity to dispose of the property.
  5. Land classification in the current urban plan. It should have a residential use and comply with the regulations.
  6. Social housing protection. Some homes have a legal maximum selling price.
  7. Architectural heritage protection. Especially in historic centres.
  8. Other recommended checks:
    • Whether the property tax (IBI) is paid up to date.
    • Whether the community fees are paid up to date.
    • Whether it has fire and building damage insurance.
    • Whether it has an Energy Performance Certificate (EPC).
    • Whether it has a habitability certificate.
    • Whether it is affected by any planning restriction.
    • Whether it has the Building Book.
    • Whether it has passed the building inspection (ITE or IEE) if it is over 50 years old.
    • Whether utility bills are paid up to date.
    • Whether it has inseparable annexes.
    • Whether it is subject to any easement.

Our appraisers carry out these checks in every appraisal. The appraisal is valid for 6 months and, as Tasvalor is an appraisal company approved by the Bank of Spain, you can submit it to any bank.
